NEW OPERATORS

You have decided to venture into the lucrative and profitable self-storage industry. You found a spot where you want to build a facility or you have found and existing building which you will renovate to accommodate self-storage. You have also completed a market analysis and conducted a feasibility study and are convinced that the chosen location will be a successful one. Now comes the hard part, with many questions, especially if you have little of no experience in this specialized field.

  • How do I operate a self-storage facility?
  • What software is the best out there?
  • What kind of security do I need?
  • How do I determine what size spaces I require?
  • How many staff do I need and who is going to train them?
  • What policies and procedures do I need to run my business effectively?
  • How do I market my business?
  • What paperwork do I need including rental agreements?

How do I set up my office properly from the onset including room for moving supplies?

What do I do about loading areas, restrooms, property maintenance, elevators etc?

There are many more questions that will arise and you want to make sure they are all answered before and during construction. Forgetting restrooms, as one operator did, will cost more than double once the construction phase is over. One operator built a two story facility thinking people would use the stairs and did not think an elevator was a necessity. Little did he realize that he could not rent any lockers on the second floor. Another operator built such a small office, not realizing that half his potential customers needed boxes and moving supplies.

Don’t be the next one to fall into this category. Hiring a self-storage consultant will put your mind at ease and will ensure that your business runs effectively from the onset without having to ever say “I should of done this” or “ I didn’t think of that”. You want to ensure that you have covered all areas. You want to run a professional establishment without any flaws and led by properly trained personnel whose main objectives are to offer the best customer service in the industry and to rent spaces with all the necessary and proper tools required.

Your goal is to have a successful transition period from early development to opening day ensuring that nothing is forgotten including architectural plans to the hiring and training of your staff. This is where I come in.

I will be able to help you in all these areas. With over 10 years of experience in the self-storage industry I will be able to guide you in the right direction. My mission is to assist you so your transition and opening will be successful. There is so much thought that goes into opening a self-storage facility and I want to do the thinking for you based on my experience.

EXISTING OPERATORS

I can also help you if you have an existing property or properties. I can assist you with customer service issues, operating procedures, paper flow, employee training, marketing and software issues among other important factors that can contribute to the success of your operation. Your properties might need an operational or financial audit. I will be able to complete these as per your request or focus on areas that you feel your operation is in need of help. Being open minded to changes can and will benefit your operation.

Please call me at (514) 620-8079 or (514) 236-4584. It would be my pleasure to meet with you and discuss your new self-storage needs.
